 +We understand the multidisciplinary properties of this project. Multiple great innovations do not yet make an integral and successful approach. In order for creative, ground breaking innovative ideas to become part of a holistic approach that really make a difference, a solid base is provided by GreenStep (and its shareholders Dura Vermeer and Unica). This base includes experience in energizing innovations and be able to guarantee future performance. Our solution is to collaborate and let disciplines involved participate,​ in order to come to a mutual approach of sustainability and sustainable solutions. Elaborate with innovative solutions, on a solid platform will result in realized innovations.

A clear description of the desired ambition on sustainability,​ energy saving and indoor climate needs, will provide a solid starting point. In dialog, most suitable tenderers and the municipality of Eindhoven, will draw up a final project description,​ based on performance indicators. Then tenderers could be asked to provide a product and performance specification,​ as well as price. In the price tendering phase a translation is made in initial investment and guaranteed operating expenses. GreenStep is process minded, and is able to support the municipality of Eindhoven with a logical process, as consultant, general contractor and maintenance contractor.

 +Our solution is to collaborate and let disciplines involved participate,​ in order to come to a mutual approach of sustainability and sustainable solutions. Elaborate with innovative solutions, on a solid platform will result in realized innovations. For example take energy generation and energy saving. According to our experience, it is important to create solid ground for the energy saving ambitions, by solid expertise on redevelopment,​ energy saving and renovating building technology. As a system integrator we will be able to form a consortium and to act risk involved. In this consortium expertise and innovative ideas will be combined to create sustainable solutions, like our renovation of the Kunsthal and the floating pavilion in Rotterdam. Financial and organizational decisiveness are conditions for a successful energy reduction process. On top of this platform flexibility can be created to enable innovation and creativity. This creativity is only limited by an innovation budget and measured by Total Cost of Ownership and Operations. We understand that the idea of one large consortium, raises doubts about flexibility and innovativeness. We would like to stress that GreenStep –as well as Dura Vermeer and Unica individually- have experience in forming partnerships with several (smaller) companies. This to include innovations in the project and take over risks involved. We are well aware that we don’t have all the knowledge that is needed for this complex project, so we need to form alliances with several parties. Our main goal is to lower the total cost of ownership. Obviously, a similar approach is used to implement strategic real estate management and the use of The Natural Step. GreenStep is process minded, and is able to support the municipality of Eindhoven with a logical process, as consultant, general contractor and maintenance contractor.

 +The Natural Step is used by the municipality of Eindhoven to assess sustainability. Our innovations are assessed in a commonly used and certified way. For instance: BREEAM NL, LEED, GPR and EPA-U (energielabel). In our opinion all certificates contribute to The Natural Step. Exclude concentrations of substances extracted from the earth’s crust: BREEAM NL and in particular LEED. EPA-U contributes in lowering energy consumption. Exclude concentrations of substances produced by society: BREEAM NL and in particular LEED Diminish degradation by physical means: EPA-U contributes in lowering energy consumption. LEED and BREEAM contribute in a better environment. Diminish barriers for people, in order to increase their capacity to meet their needs: in particular BREEAM pays attention to the human factor.
