 +Our proposal for energy-efficient renovation of the buildings in scope, if possible to the level of passive building / very low energy, is as follows: 1. Facade and window frames: keep the existing facade intact and correct any problems in moisture and thermal bridges. Install a double wall on the inside with a high Rc-value over the entire inner wall. All window frames will be replaced with isolating window frames with argon filled triple glazing. Sun protection is provided between the glass parts: this is a durable and maintenance-free solution and gives individual users the ability to control light and sun heat. 2. Roof: insulation on the outside of the roof 3. Floor: insulation under - or possibly on top of the floor (eg floor finish with PIR insulation) 4. Entrance: double entrance corridor with high efficiency glass. 5. Total hull of the building: it is important that the inside is sealed with a good closing of chinks so the building is closed airtight. For a good air quality with a minimum of energy consumption,​ a controlled air balance per individual room is the best choice. Heated or cooled air is blown in through draught-free air distribution hoses (air socks). Heat released by cooling of a warm room on the warm side of the building is available to heat another room on the cool side of a building. The available energy is thus balanced over the entire building. The balanced ventilation occurs with energy efficient DC motors with high efficiency heat recovery (> 90 % of the heat is recovered). The design of the system must be adapted to a flexible layout of floor levels. Inlets and outlets should be installed in a way that, for different formats of the total space, it is possible for each individual room to achieve a comfortable climate. Approach For a sustainable approach, with a minimum of failure costs, we propose to choose one solution and approach for building elements for all buildings in scope. For example, for the facade a choice as described under 1. The renovation can be executed layer by layer for each building. This means that normal business activities can go on with a minimum of disturbance. Sustainable performance To set the sustainable performance for each building (desired) and monitor (realization) we propose to use the BREEAM approach. We also propose to determine and monitor the sustainable performance of the region in which the buildings are located with BREEAM - NL Region. BREEAM is an internationally recognized brand. The expected energy consumption of a building can be determined in advance and afterwards with the Passive House Project Accounting Package ( PHPP ).

All the single techniques described have been implemented in numerous different projects.

 +Calculations can be made upfront (BREEAM, PHPP) that this idea will contribute significantly to the sustainable ambitions.To minimize the costs of these calculations also more roughly calculations can be made based on the EPA-approach which will show that energy consumption of these buildings will decrease dramatically. And so this approach will contribute, among other contributions,​ to the goals of CO2-reduction.

Also the demands on energy efficiency and a healthy working climate will increase in the future. This means the ability to build a healthy business case on sustainable real estate is much better as on non-sustainable real estate.
