In addition, we are expert in the field of sustainable energy generation and sustainable buildings. We are very adept at empathizing with and listening to the wishes of the customer in her primary process that is being housed. This is followed by our share in the translation thereof, in consultation with all other design team members, to an integral sustainable and appropriate housing. After which we work with the building and hvac electrical contractors to monitor what the user originally wanted and agreed to. This is specifically reviewed and validated during the transfer of the building to the user. ===== Opportunities for collaboration===== The opportunities for Sweegers en de Bruijn to contribute to the success of the partnership between all parties is displayed in the “SweBru method”. This method describes four moments in the design and realization process of a building, in all it’s various manifestations, in which the transfer of information between all parties involved is explicitly addressed and in which the cooperation thus is guaranteed on the agenda. This leads to the better managing of expectations of all parties and prevents misunderstanding and disappointment. These moments are Program of Requirements-scan, design-workshop, start implementation workshop and result-audit. ===== Description of idea===== <WRAP box right minwidth:33%> <userpoll Rating> + ****** + **** + ** </userpoll> <WRAP centeralign> Please rate this idea! \\ Click on **Vote and view** to see the results. </WRAP> </WRAP> In this proposal for realizing the sustainability ambitions of the municipality of Eindhoven, Sweegers en de Bruijn doesn’t focus as much on a concrete solution as on how our specific knowledge and experience can contribute to the sustainability of Eindhoven’s building environment. After all the most optimal integrated solution to make a building more sustainable differs for each building. The municipality of Eindhoven has the ambition to be a energy-neutral city where the total energy consumption of the city and the sustainable generation of energy are in balance. On the one hand in The Netherlands the building environment is responsible for 40% of the total energy use. On the other hand, buildings lend an excellent hand in generating energy. Think of the available roof and facade surface to harvest solar energy in buildings and the heat that is produced by, eg. equipment and lighting. The energy-neutral definition used by the municipality of Eindhoven is in line with the philosophy of “trias energetica” that we use within projects. The first step here is to reduce the energy consumption. To achieve this we cooperate as much as possible with the other design-parties. Especially when it comes to sustainability the different disciplines can not be seen separately and a well thought out concept should be designed. In accordance with the second step of the "trias energetica" the remaining energy consumption must be generated durably. Currently there are already lots of technical solutions available to make this possible, however not all solutions are (already) economically interesting. Based on the usable area and functions in a building we can run a feasibility study at an early stage. This will include making investment costs, operating costs, payback periods and pros and cons insightful. After which a reasoned choice can be made in collaboration with design partners and stakeholders. In the third step of the "trias energetica" the remaining energy consumption will be generated by making efficient use of fossil fuels. Although this step is not an issue in an energy-neutral city, this will apply as intermediate step in the current situation to achieve an energy-neutral city. Eg. temperature levels of the delivery systems for heating and cooling can already be made suitable for a renewable generation. While initially perhaps a portion of the heat will still be generated by an efficient gas fired boiler. During the design, we keep our focus on the future and anticipate as much as possible on future developments, innovations, so that they can be integrated in the building later. A sustainable building not only provides for the needs of today, but also offers added value for the future. We also advise with regard to sustainable management and maintenance. For example, when giving advise for necessary replacement maintenance the same considerations are made as outlined above. Our knowledge and experience lies mainly in the area of building-related installations, but we are well aware that the installations are part of the building and at the service of users. This does not only applies in the design phase but also during the management and maintenance phase. For clients such as the “Politie Oost Brabant” (Eindhoven) and “Politie Limburg” we work closely with the building adviser. We act as a critical constructive and cooperative advisor, that stands for a functional integral approach to maintenance and a proper functioning of the building installations, where the customer/users are central.| ===== Stage of development===== Proven innovation: it has been used in practice on a small scale. ===== Substantiation stage of development===== With regard to the development stage of the concepts that we apply, our design philosophy is based on two basic principles, namely "trias energetica" and "Total Cost of Ownership". This basis is supplemented by integrating meaningful and proven innovations in designs. The technique doesn't get in the way of energy-neutral or energy-generating building. Techniques as Photovoltaic (PV) panels, wind turbines and heat cold storage in the earth are already available and applicable for decades. New developments mostly take place in the field of performance improvement (e.g. in the case of PV panels), optimization (windmills) or new combinations of existing techniques. Through close contacts with suppliers we remain informed of these new developments and adapt where appropriate and cost-effective in our designs and in replacement maintenance. ===== Provability contribution to sustainability===== Proven contribution to sustainability; this has been shown in practice. ===== Step in the right direction===== Using a variety of measuring methods Sweegers en de Bruijn can determine whether a concept is a step in the right direction of the sustainability ambitions. We see more often that sustainability ambitions are formulated early on in the design process, usually beginning in qualitative terms. It is important to make ambitions measurable to get them realized. This can be done using a variety of methods, such as GPR, Greencalc + and BREEAM new construction and BREEAM in-use. We have various certified specialists on board who can apply these methods and advise accordingly. Without going into an official certification process this method can also be used as a guide during designing. ===== Flexible idea===== The environmental impact and flexibility of a concept can be determined quantitatively by Sweegers en de Bruijn. One aspect of flexibility is the application of spare capacity in the installations, for generation, distribution and delivery so that one can anticipate on future function changes and movements. Every (construction) activity will imply a certain environmental tax, the challenge is to keep this environmental impact as limited as possible. In areas such as energy and materials, we have the necessary knowledge and experience to determine quantitatively the environmental impact and make proposals to limit them. ===== Good investment===== Different clients make different trade-offs, financial and social aspects are important, Sweegers en de Bruijn deals with this in a pragmatic way. At an early stage, we explore what is technically and economically feasible and the consequences on a social level. Thus, the indoor climate has a clear influence on the perception of a building and the health of the users of that building. We have a lot of experience in conducting interviews with the future users to understand the wishes of the users and to increase their acceptance. ===== Comments===== We hereby conclude our presentation, in the hope to be able to convince you of the value of our input in the ambitious project for sustainability of the municipality of Eindhoven.
