Role of company/organisation

Imtech is an organization with years of experience in technical installations. We are used to develop and execute this type of large projects. Imtech is able to perform in a role as coordinating maincontractor, but also as a subcontractor under the responsibility of a coordinating maincontractor. Imtech is able to work with a traditional installation advisor, but we also have experience with Design & Construct, where the responsibility of the design also is placed with Imtech. After the realization of the project it is Imtech’s ambition to maintain the technical installations for a long period of time. On the long term this must lead to benefits for the customer (Eindhoven) in cost efficiency, sustainability and comfort.

Opportunities for collaboration

Imtech has experience with a large number of the technical installations of the buildings of the city of Eindhoven. For several years Imtech is responsible for the maintenance of the technical installations. We can share this knowledge with the other members of our develop team in the design of the concept and the actual realization. This will increase the chances to make this project successful.

The Imtech Green Building, situated on the Furkapas in Eindhoven, has been developed specifically as a model green office. This means that each section of the BREEAM-NL classification considers the (partial) sustainable implementation and the additional costs involved compared to conventional buildings. That is why the Imtech Green Building is deliberately not a showcase, but a modern and efficient office with an attractive cost recoup time for the additional sustainable investments made (based on current energy prices) of less than 5 years. After this, compared to a conventional building, extra savings can be achieved. Sustainability and the realisation of an easily achievable economical business case have gone hand in hand in Eindhoven. With this, the Imtech Green Building forms a sound example for the development and building market in the Netherlands, in which sustainability is often a central theme. We would love to share this knowledge for future developments in the building strategy of the City of Eindhoven.

Enabling conditionsThe Green Building Imtech has been realized with in Eindhoven-based local partners such as a contractor, architect, building management coordinator. Obviously Imtech took care of all technical solutions. The Imtech Green Building is a new building, but we can also apply this concept to existing buildings.

Substantiation stage of development

When opened in october 2011, this office was officially one of the greenest buildings in the Netherlands. With a BREEAM score over 67%, based on the BREEAM-NL classification method of the Dutch Green Building Council, the building is one of the Top 3 constructed green buildings in the Netherlands according to BREEAM-standards (at the moment the building was opened). It has a 45% lower EPC (EnergyPerformanceCoefficient) and is characterised by 40% lower CO2 emissions compared to conventional buildings. This does translate into added costs, but with a cost recoup time of less than 5 years. After this, the building even starts to save costs. This Green Building forms Imtech's answer to the dilemma facing many organisations of how to achieve a sustainable but cost-aware office.

Step in the right direction

The Imtech Green Building has a 45% lower EPC (EnergyPerformanceCoefficient) and has 40% lower CO2-emissions compared to conventional buildings. The Imtech Green Building is based on using sustainable cradle-to-cradle materials with minimum environmental impact and energy efficiency was of primary importance. Energy demand in the building has been reduced significantly by limiting thermal losses (insulation, heat-resistant materials, optimum ventilation and high-yield heat recovery), smart electricity consumption and limitations on drinking water usage. In addition maximum efforts have been made toward sustainable generation, including innovative aquifer thermal energy storage (ATES) with mono-direction, using free-cooling and utilising heat from the server room. Conventional generation is optimised using low temperature heat pumps and sustainable cooling. Finally energy demand is reduced for example with usage of sustainable lighting concepts

Flexible idea

The Imtech Green Building is based on using sustainable cradle-to-cradle materials with minimum environmental impact. The flexibilty of the idea and the entire building is proven the passed 3 years. Through changing market conditions, Imtech was forced to reorganize, also in Eindhoven. The Green Building maintained its value by showing its flexibility. It has a flexible lay out, therefore different types of organizations can make use of the building if needed.

Good investment

Imtech would like to take the initiative in the discussion concerning the sustainability of real estate in Europe. Office buildings are responsible for 20% of global CO2 emissions. This must be reduced, and Imtech offers the answer. And what's even better is that with greener offices, in the longer-term, money can be saved. As already mentioned, the Imtech Green Building is deliberately not a showcase, but a modern and efficient office with an attractive cost recoup time for the additional sustainable investments made (based on current energy prices) of less than 5 years. After this, compared to a conventional building, extra savings can be achieved.
